The location for the new Miracle Mile Delicatessen is at the corner of 16th street between Campbell and Roma, a vacant and un-used urban site, with a unique topography, wherein the site is approximately 36” higher in the middle of the site an slopes to grade toward the North and South. The Site presented challenges with existing APS Power lines at the North and in the Alley behind the site.
In the initial meetings with the owner it was felt that to locate the along Campbell with Parking and access from an Existing Drive (to be modified close to Roma was the preferred design, due to the grade differences in the existing site, that was also carried through to the Alley in the East.
Desire to maximize ever available foot of property, and comply with all regulations, was not a feasible and reasonable use of the site, therefore it was necessary to obtains several variances form from the City in able to make this infill and re-use of a site that was considered “urban blight”.
To maximize the exposure of the building along the main North/South of 16th Street, we placed the building as close to the street as was allowed, to further encourage pedestrian access to the entry and provide an elevated exterior dining patio feature.
This project is Miracle Mile Delicatessen’s first ever ground up, and owned building, since their founding in Phoenix in 1949, all previous locations were either a part of a Mall or multi-tenant building, a design that celebrated the designs from the era that the restaurant was founded, and making it function for today was important. Classic clean lines, Modern design elements, use of Metal Panels, Colored Masonry and EIFS to create a unique marquee building that celebrated the history of the restaurant.
In the Phoenix and surrounding metropolitan areas, Miracle Mile Delicatessen is well known for the excellent lunch and dinner menus and the catering operation that so many offices and city government people have come to know, therefore integration of the catering operations into the overall building design, providing loading access to the existing alley for their three delivery vehicles to continue to serve the valley community and the long standing customers.
Creating a design interior where they could continue to excel at the deli counter ordering service, and create a comfortable and classic dining seating area with access to the patio for a unique and different layout that was done on previous locations. The desire to create it for the new customer and also care for the returning and loyal customers was important.
